Three things, done properly

We build, we fit solar, and we look after the result. Everything below is work we do ourselves or supervise directly on site — not work we pass on and hope for the best.

Service 01

Renovation & rebuilding

We take the property you have and turn it into a finished, liveable home — whether that means one room or the whole building.

Some of the houses we are called to are unfinished and were never lived in. Others were lived in for fifty years and simply stopped being maintained. Either way, the job is the same: work out what is worth keeping, replace what is not, and finish it properly.

We handle the whole sequence — structure, roof, plumbing, wiring, walls, floors, bathrooms, kitchen, doors and windows — with the same crew and the same person answering the phone. What matters is the order things are done in, and that nothing gets covered up before it is right.

Old stone houses are treated differently from concrete buildings. Stone needs to breathe; the wrong render traps moisture and damages the wall from inside. We use lime-based systems on stone and keep the original features that deserve keeping.

What this includes

  • Full renovation of houses and apartments
  • Finishing unfinished or never-completed buildings
  • Old stone and village houses
  • Damp proofing and ventilation
  • Electrical and plumbing installations
  • Bathrooms and kitchens
  • Floors, plaster, painting, interior doors
  • Windows, shutters and external doors
  • Roof repairs and re-tiling
  • Terraces, courtyards and external stonework

Service 02

Solar panel installation

Crete has one of the highest levels of sunshine in Europe — roughly 300 clear days a year. A roof here does more work than the same roof in northern Europe.

We size the system around how the house is actually used. A home lived in all year, a house rented out in summer and empty in winter, and a property that only needs to keep a fridge and a pump running are three completely different installations.

When solar is part of a renovation we plan it with the rest of the build — cable routes, inverter position, roof structure and meter connection are decided while the walls are still open. That is far cheaper and far tidier than retrofitting a finished house.

Grid connection, net-metering and any subsidy programmes available at the time are handled together with the electrician and the network operator. [TO CONFIRM — daca oferi si baterii de stocare si ce marci montezi]

What this includes

  • Site and roof assessment
  • System sizing based on real consumption
  • Panels, inverter and mounting on tile, concrete or flat roofs
  • Battery storage where it makes sense [TO CONFIRM]
  • Solar water heating
  • Grid connection and net-metering paperwork
  • Monitoring setup so you can see production from your phone

Service 03

Property management

You have a house in Crete and you are somewhere else. Somebody still has to open it, pay for it, check on it and answer the door.

If you want to rent it out long term, we find and handle the tenant. If you want to run it on Airbnb, we take care of the listing side, the arrivals and the turnovers. If you just want it looked after, we do exactly that — the way a Hausmeister would.

That means the utilities are in order and the bills are paid: electricity, water, gas, municipal charges. It means someone goes through the house regularly and actually looks — for a leak under the sink, damp on a wall, a loose tile, a shutter the wind has taken. Small problems found in October cost a fraction of what the same problems cost in March.

And if at some point you decide to sell, we can help you with that too — we know what a property in this condition is worth here, and what is worth doing first to get a better price for it.

What this includes

  • Long-term rental — finding and managing the tenant
  • Airbnb and short-term rental: listing, arrivals, turnovers, cleaning
  • Year-round care of the house while you are away
  • Electricity, water, gas and municipal bills handled
  • Regular inspection visits with a photo report
  • Leaks, damp and small repairs caught early
  • Key holding and owner or guest arrivals
  • Garden, pool and terrace upkeep
  • Opening and closing the house for the season
  • Support if you decide to sell the property

Honest limits

What we do not do

Knowing this now saves both of us a wasted visit.

We do not start without a scope

No "let us open it up and see". You get a written scope and a price first, every time.

We do not do emergency call-outs

Our work is planned. For a burst pipe at midnight you need a local plumber, and we are happy to point you to one.

We do not take on what we cannot cover

If a property is too far for us to supervise properly, or the budget does not match the house, we say so on the first visit.

Tell us about your property.

A few photos and the village are enough to start. We will tell you what is realistic — including when the honest answer is that it is not worth it.
