Three things, done properly
We build, we fit solar, and we look after the result. Everything below is work we do ourselves or supervise directly on site — not work we pass on and hope for the best.
Service 01
Renovation & rebuilding
Most of the houses we are called to are not broken. They are unfinished. A shell with a roof, or a village house that stopped being maintained thirty years ago.
We start from the structure that is already there and take it to a finished home: floors, walls, insulation, plumbing, wiring, bathrooms, kitchen, doors and windows. The order matters more than people expect — damp and insulation get solved before anything is covered up, not after.
Old stone houses get treated differently from concrete shells. Stone needs to breathe; sealing it with the wrong render traps moisture and destroys the wall from inside. We use lime-based systems on stone and keep the original features that are worth keeping.

Service 02
Solar panel installation
Crete has one of the highest levels of sunshine in Europe — roughly 300 clear days a year. A roof here does more work than the same roof in northern Europe.
We size the system around how the house is actually used. A home lived in all year, a house rented out in summer and empty in winter, and a property that only needs to keep a fridge and a pump running are three completely different installations.
When solar is part of a renovation we plan it with the rest of the build — cable routes, inverter position, roof structure and meter connection are decided while the walls are still open. That is far cheaper and far tidier than retrofitting a finished house.
Grid connection, net-metering and any subsidy programmes available at the time are handled together with the electrician and the network operator. [TO CONFIRM — daca oferi si baterii de stocare si ce marci montezi]

Service 03
Property management
A finished house still needs someone on the island. Bills arrive, storms take tiles off, guests lock themselves out, and a closed house in winter is exactly where damp starts.
We look after properties for owners who live elsewhere. That can be as light as opening the house before you arrive and checking on it once a month, or as complete as running it as a rental while you are not there.
You get the same thing you get during a build: one contact, written updates, and photos rather than reassurance.
What this includes
- Regular inspection visits with a photo report
- Key holding and guest or owner arrivals
- Utility accounts, bills and municipal charges
- Coordinating repairs, plumbers, electricians and cleaners
- Garden, pool and terrace upkeep
- Opening and closing the house for the season

Honest limits
What we do not do
Knowing this now saves both of us a wasted visit.
We are not estate agents
We do not sell you the property. If you are still looking, we can tell you what a specific house would cost to finish — before you buy it.
We do not do emergency call-outs
Our work is planned. For a burst pipe at midnight you need a local plumber, and we are happy to point you to one.
We do not start without a scope
No "let us open it up and see". You get a written scope and price first, every time.

Photos, the village, and roughly what you want it to become. We will tell you what is realistic — including when the honest answer is that it is not worth it.
