LEVEL CRETE exists because buying a cheap house in Crete is easy, and finishing one from another country is not.
Our story
Why we started
Property in Crete sells for a fraction of what comparable houses cost in western Europe, and a large part of what sells is unfinished: a concrete frame that ran out of money, a village house whose owners moved to Athens, a second floor that was never closed in.
Buyers come from all over Europe, sign in front of a notary, and then discover the hard part. Quotes that never arrive. Work that starts and stops. No way to tell, from a thousand kilometres away, whether anything happened this month.
We built LEVEL CRETE around that gap. Our founder has spent years running construction sites and crews across Italy and Germany, where written scopes, fixed prices and documented progress are simply how the work is done — and brought that way of working to Crete. The name is the promise. A spirit level does not have an opinion. Either the work is straight or it is not.
How we work
Four things we do not compromise on
Say the difficult thing early
If a roof has to come off, or the budget does not match the house, you hear it on the first visit. Bad news is cheap at the start and expensive in the middle.
Write it down
Scope, materials, price, sequence and dates — in a document, in English. What is not written down is not agreed.
Photograph everything
Weekly photos are not marketing. They are how an owner 2,000 km away can tell that the insulation actually went in.
Build for the climate
Cretan summers, salt air and winter damp punish shortcuts. We build for what the house has to survive, not for what looks finished on handover day.
Sustainability
Solar is not a bolt-on for us
It is the reason the company looks the way it does.
A renovated house in Crete that still runs on an old oil boiler and no insulation is a house that will cost its owner money every single year. Insulation, shading, ventilation and solar belong to the same decision, and that decision is cheapest while the house is open.
So we plan them together. Not because it makes a good line on a website, but because it is the difference between a house that is comfortable in August and one that is not.
